The Project

Planned to create a unique community buzz on a prominent corner in the traditionally low-height end of Smith Street. A radical objective, with heritage directly abutting and a range of commercial and residential surroundings.

The Challenge

Planning & Property Partners won this role in a competitive tender where we succeeded against quality competition. Our uncompromising strategy insist the architectural treatment be the highest of quality by pre-empting council’s response and not accepting the application as presented to us, despite council’s initial favourable response.

PPP's Outcome

By anticipating downstream problems with council and insisting on rigorous and detailed design changes, the development went through VCAT well-received and acts as a case study for this type of development. The uncompromising strategy of Planning & Property Partners also ensured the client’s target yield was maintained.
